A commercial space needs to work for the people using it. You may be moving into a leased unit, changing an existing layout or updating a space that no longer fits your business.
TriBuild Management works with business owners on commercial tenant improvements and renovations. We are based in North Vancouver. Tell us where the property is, what needs to change and what information you already have so we can discuss the work involved.

Start with the space and the scope
An office renovation and a retail renovation can have very different priorities. An office may need a better division of work areas. A shop may need a different customer layout or updated interior finishes. The existing building, proposed use and requirements from the property owner all help define the project.
Share your current layout, the changes you want and any drawings or landlord information available. We can discuss how the individual parts of the renovation fit together and what information is needed next.
Information that helps us review your project
- Property location and approximate area involved.
- Current use of the space and the proposed changes.
- Drawings, photos and any existing scope of work.
- Landlord or property-management requirements you have received.
- Whether the space will be occupied during the work.
- Preferred timing, access restrictions and budget considerations.
You do not need to have every finish selected before making an enquiry. A clear outline of what you are trying to achieve is a useful starting point.
More than removing a wall
Opening up a tenant space also means dealing with what the old layout leaves behind. We can plan selective partition and millwork removal alongside repairs to adjoining walls, ceilings and floors. Reception counters, shelving, washroom finishes and trade connections are scoped together, with clear responsibility for anything supplied or completed by the tenant’s own contractors.
Access first. Finish properly.
When mechanical work needs access through an existing ceiling, the opening and the reinstatement both need a plan. We can coordinate the required access, framing and drywall repairs, then prepare and repaint the affected ceiling area after the mechanical work is finished.
Questions about commercial renovations
Can I enquire before I have finished drawings?
Yes. Send the information you have, including photos and a description of the changes. Further details may be needed before the scope and price can be established.
Can the business stay open during construction?
That depends on the work and the premises. Share your operating hours and the areas that need to remain available so we can discuss access and disruption for your project.
What should I send for an estimate?
Start with the location, photos, approximate size and a list of the changes. Include drawings and landlord requirements if you have them. An estimate needs a sufficiently clear scope; a photograph alone may not show everything involved.
